There is a lot of relocation activity happening in the Grand Valley! Buyers from all over the country are considering moving to our great cities of Grand Junction, Fruita, Palisade and beyond.
It is difficult for many buyers to come into town over a weekend and buy the perfect home. Technology to the rescue!
Of course, we have the internet, but agents also have the ability to do virtual showings with phones. Unfortunately, virtual showings cannot paint the same picture as physically visiting a home.
Many remote buyers submit offers based on virtual showings. Traditional agents assisting sellers may treat “virtual offers” the same as offers from a buyer who has actually walked through your home. We don’t.
If you accept that “virtual offer”, your agent can check it off their list and move on. These offers can work out well in many cases, but if there are competing offers on your home, we would never recommend you consider accepting this type of offer unless it is all cash with no contingencies.

It’s always great to receive an offer on your property, but more importantly, it’s best to accept the right offer.

We also understand one very important component of every offer that traditional agents ignore: Buyer intent. A buyer’s intent can help us understand how serious they truly are about buying your home. Do they love your home and feel like it’s a perfect fit? Are they just trying to get a good deal? Are they still looking even though they’ve put an offer in on your home? We are always looking for that intent with every interaction we have with the buyer’s agent.
This is even more important when you have a multiple offer situation. If you have multiple offers, how do we help you determine the offer that is best for you? Of course, we discuss the language and terms in the offer, but we also discuss the risks of each offer.
Is the buyer’s offer from a virtual showing? If so, they may be trying to tie up your home to buy enough time to fly in for a visit, and then decide if your home is the one they want to purchase?
An inflated offer price can also be a red flag for questionable intent. If the price is well above the asking price, the buyer may be hoping to secure your home first, then negotiate the real offer price, one-on-one, during an inspection contingency period. It always feels good to get a high-priced offer, but if the intent is ignored, you may end up with less than you bargained for.
People will always buy homes because of their emotional attachment, but our experience tells us that emotional attachment is much harder formed online.
