Open Building Permits

open building permits matter

> The “Just Listed” Approach

Attempting to sell your home through the “Just Listed” approach usually includes failure to check the open building permit history of your home before it’s listed.

Finding out there are open building permits after receiving an offer can really throw a wrench into a transaction.

Let me give you an example. A homeowner was having a new roof installed as a potential marketing benefit, but a while later, the company that installed the roof went out of business. The permit was never finalized, approved by the building inspector and doesn’t have a warranty.

I dealt with this exact situation, and I had to go to bat for my seller. I negotiated with a different roofing company to “certify” the roof which cost the sellers $2000 for the inspection, finalized building permit, and new warranty.

Yes, we found a solution, but this is just one example of how open permits can make buyers hesitate to continue moving forward with the process, and that will cost you more time and money!

> Homes Sold for MORE™ Process

Our dedicated agents do MORE. We check the status of all permits before our homes are formerly listed on the market.

Most of the sellers we work with that have open permits have no idea they weren’t finalized. Whether this is simply a quick call to get the building inspector out to close the permit or a more complicated scenario, we can help guide you through the process where you are in control, and eliminate this potential stressor before you accept an offer.

Open permits aren’t an issue until they are. Let’s make sure it’s not an issue for your transaction.

Just another way we reduce stress and add convenience to our seller clients!
