Finding out there are open building permits after receiving an offer can really throw a wrench into a transaction.
Let me give you an example. A homeowner was having a new roof installed as a potential marketing benefit, but a while later, the company that installed the roof went out of business. The permit was never finalized, approved by the building inspector and doesn’t have a warranty.
I dealt with this exact situation, and I had to go to bat for my seller. I negotiated with a different roofing company to “certify” the roof which cost the sellers $2000 for the inspection, finalized building permit, and new warranty.
Yes, we found a solution, but this is just one example of how open permits can make buyers hesitate to continue moving forward with the process, and that will cost you more time and money!
